Estimates only — not pricing, tax or business advice. This is simple arithmetic on the numbers you enter. It does not know your market, season, reviews or costs, and it cannot predict demand. Definitions vary between data providers and platforms (for example, whether cleaning fees or owner-blocked nights are counted), so compare like with like. Always decide your prices yourself.

How it is calculated
- Occupancy = nights booked ÷ available nights × 100. Available nights = calendar nights − blocked nights.
- ADR = rental revenue ÷ nights booked (what an occupied night earned on average).
- RevPAR = rental revenue ÷ available nights, which is the same as ADR × occupancy. It rewards a good mix of price and occupancy, not occupancy alone.
- Scenario: new ADR = ADR × (1 + change %); occupancy needed = today’s revenue ÷ (new ADR × available nights).
